Locating the property can prove to be a challenge, but only if you don't know where to look. In most counties or parishes, the law requires the lender to post the foreclosure notice in the local newspaper in an attempt to notify the owners and to attract buyers. Look in the newspaper for foreclosure notices, auction sales and/or sheriff's sales.

You can also contact any real estate agencies to find out about which properties in the area are going ot be foreclosed on in the near future. Also, some government agencies will be able to provide you with information regarding foreclosed properties. These include the Federal Housing Administration, the Veterans Administration and the Department of Housing and Urban Development.

After you have located a property that you think would be of interest to you, inspect the property very well. Upon your inspections, you should be able to have some idea of it's overall condition and market value. To determine the market value you will need to contact a local real estate agency to obtain a list of other comparable properties in the area.

Before you bid on the property it is wise to do a little investigative work. Find out who owns the property, why it is being foreclosed upon, if there are existing liens on the house or property and also do a title search.

When you are ready to make an offer, you should be aware that many times there is a minimum bidding amount. To be prepared, you should know this amount before making the bid or going to the auction. The trustee of the property will be able to provide you this information. You should also be sure that you will be able to obtain the amount of the loan assuming that you win the bidding on the house.
